Compact Living Specialists
Specialists in small space living (20sqm to 80sqm).
Not every build needs to look the same.
Some people want personality — texture, timber, light
Spaces that make you feel something. We build those.
Zest Nest Alternate Homes designs and builds custom studios, garage conversions, tiny homes and modular homes on the NSW South Coast.
Our design and and construction thinking start in the same room — so what gets drawn is what can actually be built.
Our founder, Kirk Jones, is both a builder and a draftsman — in that order. That means spatial ideas, buildability, site realities and cost direction are all considered together, from the very first sketch. You get clarity from the beginning, not surprises at quote stage.
We currently service the NSW South Coast from Nowra Hill to Bawley Point — including Nowra, Sanctuary Point, Huskisson, Lake Conjola, Ulladulla, Milton and surrounds.

The builder & draftie
behind Zest Nest
Alternate Homes
Kirk founded Zest Nest because he believes the best spaces come from one person shaping the whole journey — from first sketch to final build.
Too often, homeowners spend $15k on finished plans only to find the build is well over budget, and the design isn't quite what they pictured. That gap — between the designer and the builder — is where projects fall apart.
At Zest Nest, Kirk does both. He designs in Archicad, lodges with council, and builds it. So instead of discovering at quote stage that the numbers don't work, you start with a design that's already buildable and to budget.
Zest Nest specialises in compact homes from 20sqm to 80sqm — granny flats, secondary dwellings, studios and garage conversions. These are builds where smart design genuinely matters, because every square metre has to earn its place.

"People often see a small space as a challenge, I see it as an opportunity. No space is too small to be functional and full of potential."
